Leigh Sinton: Cotswold Oak

Project size: 33 plots
Materials: Mixed wood staircase with oak newels, handrail and feature step

The challenge

Cotswold Oak is a developer building 33 homes across a range of specifications at Leigh Sinton. The project encompasses everything from five-bedroom properties through to three-bedroom homes, with some low-cost housing included in the mix.

For a developer working across such a diverse range of property types and price points, delivering quality craftsmanship staircases consistently – whilst allowing each home to reflect the developer’s own design signature – presented an operational challenge. Cotswold Oak needed a reliable staircase partner who could work seamlessly throughout the entire build cycle, from initial design through to final handover.

As Mark Bywater, Site Manager at Cotswold Oak, explains: “We design bespoke houses. We like to put a few signatures into our houses.”
This meant finding a supplier who could facilitate custom staircase design without compromising on delivery timescales or quality.

Our solution

Multi-Turn’s approach proved to be transformational. Rather than treating staircases as a late-stage component, they engaged from superstructure stage – arriving when joists are installed to carry out a detailed survey. This early involvement meant potential issues could be identified and resolved before staircase manufacture, eliminating problems before they arrived on site.

The bespoke design capability was equally critical. Cotswold Oak wanted to inject their own design signatures into properties – elements like solid oak bullnosed bottom step, bespoke newel posts, and custom handrails. Multi-Turn’s custom staircase design expertise allowed this personalisation whilst maintaining the quality and precision required across the full 33-unit development.

Bywater notes the practical impact:
“By the time they arrive on site, any problems have been eliminated.”

The result

The partnership delivered across every stage of the build. Deliveries arrived on time and Cotswold Oak were able to maintain their design vision whilst benefiting from bespoke timber staircases that reflected the quality of each property.

Beyond logistics, the collaboration enabled Cotswold Oak to offer homebuyers flexibility and personalisation.
“People can still put their floor coverings down and put their own personal preference onto the house as well,” Bywater explains.

The consistency and support throughout the entire build process – from tendering through design, ground-up surveys and delivery – meant Cotswold Oak could focus on building homes rather than managing staircase logistics.

Mark Bywater’s recommendation is clear:
“I’d definitely recommend Multi-Turn to any other developers because they’re there from the very start.”
